This metropolitan tenement house, erected for Konrad Heassner, has been designed in 1895 by one of the most prominent architects of 1890s Łódź – Gustav Landau-Gutenteger. It is subject to conservation protection through an entry in the register of monuments of the Łódź Voivodeship.
The building was designed with panache, very well suited to its prestigious location. The proposal presents an object with a compositional and functional scheme typical of Łódź’s architecture, with ornamentation featuring baroque details. The multitude of decorative elements used on the facade, and the shadow play that they introduce, give an sense of opulence.
The elevations of the tenement house, the richly decorated gate opening and the main staircase with a decorative vestibule will be all subjects to renovation. Long lost stucco elements and balconies with decorative railings in the courtyard-facing elevation will be recreated.
The landscaping scheme aims to create semi-public space, provided for the residents of the property, through introducing greenery, streetscaping elements, illumination and stylised pergola, meant for housing dustbins and bicycles. The green areas will follow the surface layout, which together with plantings, will subtly shape intimate resting areas. The pergola will be planted with a vine that in the future will spread across northern and southern walls, as well as the roof. Due to the urban nature of the environment and significant shading of the site, all the plants chosen for it are pollution resistant.
