The project is a runner up in the competition for a residential complex on Marcus Sielberstein’s former industrial facility site at 250 Piotrkowska Street.
The dominant feature of the entire complex is the pre-existing edifice of Marcus Sielberstein’s former spinning mill, entered in the register of monuments of Łódź Voivodeship. With the spatial relationship with said building being a key element of the design, the proposal focuses on spatial and functional synergy. The principal idea of the project revolves around taking advantage of the perks that living in the city centre gives and combining it with substantial amount of green areas. Facing the outside, the complex displays a metropolitan quality with elevated ground floor featuring commercial premises. Facing the inside however, the space presents a more landscape-focused approach, referencing the eponymous park. The entirety of the proposal presents a uniform language and architectural form, with its materiality referencing the building of the former spinning mill.
The buildings have been designed in such a way as to include vast areas of greenery, differentiated in form through introduction of slopes, while maximising on effective use of space. The view opening towards the west exposes the spatial relationship between the housing complex and the existing building of Marcus Sielberstein's spinning mill. The irregularity of the walking paths withing the green areas establishes a counterpoint to the buildings. Underground parking facility and commercial spaces are located beneath the sloping of the courtyard.
Buildings differ in the way their elevations are finished. The western section of the complex is cladded in brick, referencing the factory. The eastern section, while retaining the rhythm and divisions found within the facades in the western side, is finished in white plastered.
The possibility of completing the project in stages has been provided.
