Tuwima 64 is the first realized investment of Wroclaw based developer on the Łódź market, and one of the first residential investments in the “New Centre of Łódź”, located in the very heart of the city in close vicinity of Łódź-Fabryczna station, EC1, The Grand Theatre in Łódź and Moniuszko’s Park. 255 fully equipped 1,2,3 or 4 room flats, with areas varying from 25 to 85 square metres as well as 3 commercial premises will be available for rent under the Vantage Rent brand. In the future, the historic buildings of the former warehouse of “Spółka Akcyjna Składów Towarowych” "Warrant" located on site are to be adapted to a commercial space.
The uniqueness of this investment comes from the fact that the designed building appoints three new frontages: along Targowa Street, Tuwima Street and Scheibler Family Avenue. To the North, the site boundary is set by the wall of the former warehouse, which is adjacent to the area that the Local Spatial Development Plan designates to become a city square, which will greatly enhance the utility value of the warehouse, provide it with adequate exposure and make that area more appealing both spatially and functionally.
The main idea behind the design was paying homage to the industrial background of Łódź – it is therefore not accidental that the elevation finishing material is a reference to the red brick. Due to that, the building blends harmoniously with the surroundings of the former EC1 CHP plant.
Rhythmical repetition of windows and balconies from the street side creates simple tectonics forming the building’s mass, while the elevated ground floor with commercial premises at the corners gives it a city-forming quality. The divisions between the storeys are accentuated through cornices. A passageway connects the street with the inner courtyard, where paths with benches, bicycle stands and flower-filled green terraces are located. The front of the building, in accordance with provisions of the Local Spatial Development Plan, has been moved further away from the pavement, thus creating a foreground featuring flower-filled greenbelts which allow the separation of residential premises located on the ground floor and establishing a semi-private space for residents.
The sustainable solutions adopted in the project include photovoltaic panels on the roof that will power shared spaces within the property, a rainwater harvesting system for watering green areas, pavements made of anti-pollution paving and water purification filters in the flats.
